Our firm was tasked with valuing an en-bloc industrial building situated in Yuen Long, New Territories. The valuation was intended for internal use by the client, specifically in relation to the planned transfer of the property to a wholly owned subsidiary. The valuation process presented challenges due to the scarce number of comparable market transactions, with only one en-bloc sale recorded in Yuen Long within the previous year. En-bloc industrial buildings are difficult to compare due to differences in locality, building specifications, amenities, and suitability for different uses. However, leveraging our extensive network, we were able to gain access to the interior of the comparable building, enhancing our ability to establish reliable bases for comparison adjustment.
